What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a licensed or certified appraiser takes measurements of the home with a measuring tool — generally a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They might make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total living area of the house and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Disputing real estate taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and sometimes go unproven — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A measurement service can ensure that you're paid a fair price for your property. Living space is one of the biggest elements potential buyers examine when purchasing a home — but since these values are frequently estimated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

Information for agents

To ensure that your client's home sells at a price that properly reflects true market value, we advise seeking a home measurement of the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool to attract potential buyers since they can review the layout and details of the house before and after a walkthrough.
